It's up to you! We always start by understanding your goals and how much or little you care to be involved. From there, we can discuss the packages that we offer and find the right fit for you. For instance, if you are looking for someone to manage every aspect of your property and to hand over a statement each month, then we can do that. Prefer to handle turnover yourself? That sounds like our marketing package.
We believe in simple and straight-forward contracts. Our agreements are only 30 days with a 30 day cancellation clause available anytime, for any reason.
We will ensure that your property complies with all local regulation and hospitality taxes. We will pay the taxes on your behalf each month and apply for any necessary certificates or licenses.
Getting started with Clean Sheets is easy. We like to have an initial conversation to discuss your goals and property and tell you a little about us. Once we decide to meet, we will visit your vacation rental, send you an agreement with no setup fees or minimum commitment, then we will go about improving your properties listing to increase bookings.
We have a list of cleaners that we work with, so you don't have to worry about it. However, if you have a cleaner that you'd like to continue to work with, we are happy to continue that relationship for you. In that instance, we do request that we work directly with your cleaner to coordinate reservations effectively, especially to allow same day turnovers.
We have a checklist for each property, and we work with cleaners that we trust and that are loyal and detail oriented. We put a great deal of trust in our cleaners and we compensate them for such trust. With that being said, we do unannounced regular check-ins on the property between guests.
We understand how frustrating it can be for a guest to break something or accidentally throw a spoon away. How does that even happen, right? However, things do happen and so we do suggest that you not leave anything of great value available for your guests to use. In many cases everything will be fine, but things do happen.
Depending on where your property is located, there are times of the year when air conditioning is absolutely necessary and while it can help with bookings, usage will increase. We suggest looking into a smart thermostat that may work with a door lock so that the system will shut down or change to eco mode while guests are away. Some thermostats also allow owners to "lock" the thermostat so that only a certain temperature range is allowed. This generally provides the best of both worlds for you as an owner and the guest. We can help further if this is of interest to you.
Depending on what "regular maintenance" includes, we can cover that, but we will request information of a pool/spa vendor in case something happens that we are unable to handle.
